A decade in sales leadership taught me what most agents won’t say.

I’m Deyan Ivanov. I sell, and help people buy, homes and small multifamily properties across Massachusetts – but real estate isn’t where I started.

Before this, I spent about ten years in sales leadership, most of it running a national sales force of around 200 people, responsible for tens of millions of dollars in P&L, launching products into more than 1,200 retail locations. I picked up an MBA from Warwick Business School somewhere in there. What that decade actually taught me is less about closing and more about what happens before someone decides to trust you with something that matters – a purchase, a negotiation, their time.

On the investing side, I’m not just advising from the sidelines. I’ve personally built my own real estate portfolio, from the first acquisition through disposition – every buy, hold, and sell decision has been mine, with my own money on the line. If you’re looking at multifamily as an investor, I’m talking to you as someone who’s done the spreadsheet at 11pm, not someone reciting a listing sheet.

I became a father in late 2025, and it’s changed how I think about this job more than anything in my career did. When you have almost no free time, you get very intolerant of anyone wasting it – including, it turns out, real estate agents who call you four times about a house you already said no to. That’s not a metaphor I use loosely; it’s the actual reason this site promises no follow-up unless you ask for it.

If I had to describe how I operate in one line: Eastern European directness, filtered through New England no-nonsense. I’ll give you the number, the timeline, and the bad news, if there is any, straight – the same way, every time.
